Refurbishments
Here are some examples of various apartments and houses that we have refurbished for either letting or sale purposes. We pay attention to both the interior and exterior of the properties to
maximize the useable space. These projects have all yielded IRRs of at least
17%.
Mixed-Use with Residential
These examples show various retail and residential mixed-use properties where we have improved the tenant mix, implemented retail rent reviews of over 40%, refurbished flats and in many cases increased residential rent rolls by over 12% in under one year of management.
Commercial Lettings
We have developed extensive relationships with a wide range of quality tenants in our buildings. These include: Starbucks Coffee Shop, Paul Patisserie, As Nature Intended, The British Heart Foundation and Robert Dyas. By careful marketing and refurbishment, we have been able to increase rents by over 35% and have several potential tenants compete for the space.
Developments
Whether it is new build or substantial refurbishment, we design schemes with character that make the most of the parcel of land which we are working with. In these examples, we have either created something new or worked with an original property, keeping key elements of the original facade intact, to provide a contemporary twist. The resulting properties are of much greater interest to potential occupiers and hence achieve a higher sales price.
