Most of our development opportunities are sourced off-market. We use our wide network of industry relationships to help us proactively identify, evaluate and proceed with investment opportunities. In certain circumstances, we also JV with property owners.
Group SP invests in projects that require repositioning and renovation of older properties as well as occasionally building new developments. Of special interest are existing properties in urban districts with improving demographics. We are keen on opportunities that permit any mixture of the following uses: multifamily residential, student accommodation, storage, retail, advertising signage and parking.
We appreciate the importance of understanding the requirements of the communities in which we operate. We do this by working with the community and local bodies from the initial stages right through the course of development. This helps not only to ensure wider support for our schemes but also to ensure ample demand when these developments are complete.
Furthermore, greater local knowledge helps us to avoid the pitfalls associated with oversupply.

We provide qualified investors the opportunity to co-invest alongside our principals in specific projects where we have identified an asset, or a series of assets, as having fundamental yield enhancement potential.
We are especially keen on investing in areas that demonstrate positive, improving income and demographic trends. And to minimise risk for our investors, we diversify investments
across regions, asset types, and tenants. We are also investing in Poland through CNG Polska sp zoo, another CNG family company.
We believe a critical component of effective fund management is the mutual alignment of interests between our principals and our investors.
Our record of making money for our principals and investors on every deal we have done, typically an IRR of at least 15%, is why investors keep coming back to us, deal after deal.

Whether for our own account or for a client’s, we actively manage every asset to increase value. We strive to anticipate the needs of our clients and to surpass their expectations. Through cultivating long-term relationships with our tenants and clients, we increase the value of assets under management and maximise everyone’s returns.
We constantly seek to enhance the value of real estate assets under management by making selective capital investments to improve the properties, aggressively controlling operating costs, and managing risk diversification. Examples of capital improvements include maximizing value by adding additional stories if possible, creatively utilizing dead space to provide larger more modern floorplates of far greater interest to tenants and understanding the needs of the local authorities to create product that satisfies all stakeholders.
Income enhancement is achieved by aggressive target marketing and improving a property’s rent roll (eg negotiating out tenant options, implementing landlord orientated lease terms, eliminating below-market leases). Naturally, we actively manage rollover risk in multi-tenant buildings too – for example by managing single tenant size, and staging lease expiration dates.
